The venue was a two-storey KTV establishment located in the town of Magway, approximately 520 kilometres northwest of Yangon. All victims were trapped in the upstairs karaoke rooms at the time of the fire and were unable to escape.

Initial investigations indicated that the fire was most likely caused by an electrical short circuit, which led to overheating of wiring and ignition of soundproofing foam installed within the singing rooms. The combustion of this material produced highly toxic smoke, which was believed to have caused rapid loss of consciousness among those trapped. Earlier reports had suggested the possibility of a gas leak, although this was not subsequently confirmed as the primary cause.

It was established that the building had originally been a residential structure that had been converted for commercial use as a karaoke bar. The premises lacked adequate means of escape, a factor that significantly contributed to the entrapment of occupants and the resulting fatalities. In the aftermath, police opened two cases of negligence against the bar owner, who was reported to have fled following the incident. The fire highlighted serious deficiencies in building adaptation practices, fire safety standards, and regulatory oversight within entertainment venues in Myanmar.
